Preconstruction / Design Project Manager
Job Summary
Seeking an experienced Preconstruction/Design Project Manager to lead projects from concept through preconstruction and design into construction. The role is responsible for estimating, budgeting, value engineering, design coordination, permitting, client communication, and supporting project turnover for Design-Build commercial construction projects.
Key Responsibilities
- Lead preconstruction activities from concept through project handoff.
- Prepare conceptual, schematic, design development, and final estimates.
- Review drawings, specifications, and perform quantity takeoffs.
- Coordinate with owners, architects, engineers, and consultants.
- Manage design coordination, permitting, zoning, and entitlements.
- Develop and maintain project budgets.
- Solicit and evaluate subcontractor and supplier bids.
- Perform value engineering and cost analysis.
- Prepare bid packages and scope comparisons.
- Participate in client meetings and present budgets and recommendations.
- Support subcontractor buyout and project turnover.
- Conduct project reviews to improve estimating practices.
- Promote safety and quality standards.
Qualifications - Bachelor's degree in Civil Engineering, Construction Management, Architecture, Design, or related field (or equivalent experience).
- 5-10 years of Design-Build commercial construction estimating, preconstruction, design project management, or construction project management experience.
- Strong knowledge of commercial construction methods and building systems.
- Ability to read construction drawings and specifications.
- Experience managing multiple projects simultaneously.
- Strong communication, analytical, and problem-solving skills.
- Knowledge of construction contracts and regulations.
- Experience with Design-Build projects preferred.
- MEP knowledge is a plus.
- Proficiency with Procore, Bluebeam Revu, Microsoft Excel, Microsoft Project, and Microsoft Word .
