Position Summary
This professional project manager is responsible to support the capital improvement process for the Hospitality Group’s hotel assets. This individual has a creative vision, entrepreneurial thinking, and a breadth of knowledge of a wide range of hospitality assets and building systems. They are process and detail driven to obtain results that exceed expectations of our guests and senior management. Hospitality project management experience is a plus. A focus on fiscal responsibility is also expected. The Senior Project Manager works collaboratively with the Asst. Vice President - Capital Assets, managing third party consultants and working with our brands to improve the hotel assets with a focus on the company’s mission statement. The selected candidate facilitates several projects simultaneously while working in a fast-paced environment, making professional recommendations that balance guest satisfaction and the owner’s interests.

Duties & Responsibilities
- Capital Investment Responsibilities: Participate in the effort to develop and manage the annual capital budget for assigned hotels. The ongoing process includes...
- Manage capital projects as directed by AVP, including budgeting, bidding, plan review and design oversight, field supervision, quality control, specification compliance, punch out, financial management, etc.
- Work directly with each hotel’s operational leadership team to assist in developing a comprehensive detailed capital budget.
- Write accurate scopes of work and product specifications for each project. When necessary, hire and manage third party consultants to provide appropriate and guided specifications and plans.
- Collaborate with property and regional management teams, solicit and analyze competitive construction, installation and FF&E proposals. Provide detailed and accurate written recommendations for purchases based on project requirements.
- Schedule and lead project update and construction meetings with appropriate stakeholders.
- Complete comprehensive analysis of each capital project including review of contractor bids and product recommendations. Prepare recommendations for approval by AVP with ROI calculations as necessary.
- Ensure capital projects are completed on time and within budget in cooperation with other departments and outside entities.
- Complete property visits as needed to keep all parties informed of project statuses. Collaborate with Regional Management and Hotel Leadership through effective communication.
- Collaborate with franchise companies regarding work approval, design requirements, brand standards compliance, etc.
Purchasing & Supplier Relations
- Purchasing Responsibilities: Coordinate the procurement of all necessary furniture, fixtures and equipment with the capex department’s purchasing team; review purchase orders to manufacturers in accordance with scopes of work and standards; maintain files for order correspondence, specifications and drawings as required.
- Supplier/Third Party Consultant/Relationship Management: Manage relationships and performance, communicate if needed about Franchise standards, work with factory sales representatives for technical data and support.
- Accounting: Coordinate with the Company’s Construction and Development Accounting Department to ensure projects are on budget and manage project cost and billing requirements as needed.
Product Knowledge, Training & Quality
- Working with the Capital Asset Management team, recommend relevant training opportunities and implement them where appropriate.
- Identify self-development initiatives and training needs to enhance product knowledge, performance and leadership skills. Interact with CapEx team peers, Chief Engineers, General Managers and other operational management to assist in enhancement of knowledge in Capital Planning and Project Management.
- Support of the Company Quality Pledge: Foster service culture in support of Our Big Three, the Hospitality Group’s Quality Pledge, to enhance revenues as well as guest and team member satisfaction.
Innovation and Teamwork
- Actively participate in staff meetings and facilitate effective communication between field teams and the Corporate Office.
- Contribute to the Hotel Division’s Mission Statement through goal planning and maintain an ethical, professional image.
- Participate in special projects as necessary.
Qualifications & Skills
- Strong interpersonal, communication, and leadership skills
- Creative thinking and openness to solve challenges in new ways
- Working knowledge of Microsoft Office; familiarity with AutoCad, Blue Beam, MS Project, or similar project management software
- High levels of integrity, discretion, and ability to maintain confidentiality
- Excellent verbal and written communication skills
- Experience in purchasing furniture, fixtures and foodservice equipment; supplier management and negotiation; ability to read FF&E specifications and architectural/engineering plans
- Basic understanding of hotel operations
- Strong initiative and entrepreneurial thinking; promote integrity, fairness, and trust
Experience / Education / Licenses / Certifications
- 7+ years of overall construction/project management experience, with 2-4 years in hospitality
- Experience in managing hospitality PIP renovations strongly preferred
- Experience in façade, roofing, paving and general exterior trades a plus
- Experience in HVAC/Life Safety disciplines a plus
- Bachelor’s degree in Hotel Administration, Construction Management, or comparable field is desirable
- Project Management Professional (PMP) or comparable credential is desirable
The actual base pay offered is determined by several variables, including applicant qualifications, experience, skills, education, and certifications.
