Job Title: Project ManagerJob Description
We are seeking a mid-level Project Manager to join our team. The successful candidate will be responsible for overseeing in-house bid coordination for hotels and car washes, managing a diverse portfolio of commercial projects valued at $10M+, including fire houses, medical facilities, retail spaces, hotels, apartments, pharmacies, and multifamily or mixed-use developments.
Responsibilities
+ Coordinate all activities with the Superintendent and project team.
+ Manage all project finances.
+ Organize, understand, and maintain up-to-date contract documents.
+ Prepare the project construction schedule with input from the Superintendent and subcontractors.
+ Coordinate the intent and implementation of the final project budget.
+ Issue all subcontracts.
+ Plan and schedule projects.
+ Prepare a master submittal schedule and submittal log.
+ Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
+ Receive, review, document, and resolve all project-specific issues.
+ Process all subcontractor Requests for Information and Requests for Proposal.
+ Prepare, distribute, and acquire approval for all Owner Change Order Requests.
+ Prepare and distribute all subcontractor Change Orders and associated budget revisions.
+ Prepare and distribute the monthly Owner Applications for payment.
+ Oversee all project administrative logs and close-out activities.
Essential Skills
+ 5+ years of experience as a Project Manager.
+ Experience managing commercial projects such as hotels, apartments, fire houses, pharmacies, and car washes.
+ Ability to work independently and manage project finances.
+ Experience with ground-up or design-build projects valued at $3M+.
+ Proficiency in Microsoft Office, project coordination, and document control.
+ Strong skills in construction administration and site development.
Additional Skills & Qualifications
+ Experience as an Assistant Project Manager or Project Engineer on large projects is preferred.
+ Willingness to learn and adapt to company processes.
Work Environment
Work is based in the Chesapeake Office. The company is growing in the Hampton Roads area, with a new office building nearing completion to accommodate a larger staff. The work environment offers direct access to ownership, opportunities for advancement, and a strong project backlog.
