Job Description
We are seeking a highly seasoned Senior Project Manager with affordable multifamily experience to provide senior-level leadership across the full project lifecycle — preconstruction, execution, financial performance, and closeout. This role carries full accountability for project results, independently leads complex projects, and serves as the key point of contact for owners, subcontractors, consultants, and stakeholders while protecting the company from operational, contractual, financial, and schedule risk.
Select Responsibilities
- Provide overall project leadership from preconstruction through closeout and warranty transition, owning all deliverables and commitments
- Lead preconstruction, including constructability reviews, estimating input, value analysis, and buyout — targeting completion of major buyout activities within the first 90 days
- Develop and manage detailed project schedules, anticipating delays and implementing recovery plans before performance is affected
- Own the project budget, cost projections, billing, cash flow, fee forecasts, and overall financial performance
- Estimate, price, negotiate, and manage owner and subcontractor change orders
- Interpret, administer, and enforce contract terms, including lump sum, GMP/GMax, and affordable housing requirements
- Maintain control of project risks — scope gaps, schedule impacts, claims, insurance, compliance, safety, and quality
- Lead OAC, coordination, pre-installation, and monthly Project Health Review meetings
- Earn and maintain the trust of owners, architects, consultants, lenders, permitting departments, and partners
- Mentor and develop Project Managers, Assistant Project Managers, and Project Engineers, building team capability and supporting succession planning
- Ensure strict adherence to company quality, safety, and compliance standards
Ideal Candidate
- Typically 10+ years of progressively responsible commercial construction experience, including substantial time as a Project Manager or Senior Project Manager
- Demonstrated record of successfully completing at least six projects, including complex or large builds
- Proven ability to independently manage projects up to ~$50M and/or multiple projects in the $20M–$40M range
- Affordable multifamily experience strongly preferred
- Strong command of preconstruction, estimating, buyout, scheduling, cost control, forecasting, contract administration, change management, risk management, and closeout
- Experience with lump sum, GMP/GMax, and affordable housing / tax-credit-regulated contracts
- Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field preferred; equivalent construction experience considered
- Proficiency with Procore, Microsoft Excel, Bluebeam, and Microsoft Project
- PMP, CCM, or LEED AP and OSHA 30 a plus
