The Warranty Manager is the primary point of contact for warranty requests related to completed new construction projects for Roers General Contracting. Reporting to the Director of Quality and Safety, this role manages warranty requests from initial intake through final resolution, evaluates whether reported concerns qualify as warranty items, and coordinates the appropriate internal teams and trade partners to complete repairs in a timely and professional manner.
The Warranty Manager serves as the central coordinator between owners, property teams, project teams, field operations, and trade partners during the warranty period. This position is responsible for maintaining clear communication, accurate documentation, timely follow-through, and consistent closeout of warranty items while identifying recurring issues and sharing lessons learned that can improve future project quality and trade partner performance.
Serve as the main point of contact for all warranty requests associated with completed Roers General Contracting new construction projects.
Receive, document, acknowledge, and track warranty requests from owners, property management teams, residents, internal stakeholders, and other authorized contacts as appropriate.
Review each request to understand the reported condition, relevant project history, contract requirements, warranty periods, and available supporting documentation.
Coordinate site visits, inspections, photographs, testing, or additional investigation when needed to make an informed warranty determination.
Coordinate internal project teams, field staff, vendors, and trade partners to complete warranty repairs efficiently and with minimal disruption to owners, occupants, and property operations.
Verify that completed repairs address the reported issue and meet Roers General Contracting quality expectations before closing the warranty request.
Escalate unresolved, recurring, disputed, or high-risk warranty matters to the Director of Quality and Safety and appropriate Construction leadership.
Project Team and Trade Partner Collaboration
Partner with Project Managers, Superintendents, Field Operations, and other Construction team members to understand project history and determine the appropriate path to resolution.
Engage applicable trade partners promptly and hold them accountable for warranty obligations, response times, repair quality, and required documentation.
Support transition and closeout planning on newly completed projects so warranty contacts, responsibilities, documentation, and communication expectations are clearly established.
Track open warranty items and aging to ensure requests remain visible, prioritized, and actively managed through closure.
Document decisions when a request is determined not to be a warranty item and communicate the basis for that determination clearly and professionally.
Ensure warranty documentation is organized, current, and accessible for project teams, leadership review, and future reference.
Quality Feedback and Continuous Improvement
Analyze warranty activity to identify recurring defects, building system concerns, material issues, installation trends, and trade partner performance patterns.
Provide warranty trend information and lessons learned to the Director of Quality and Safety to inform future trade partner prequalification status for future work.
Support quality initiatives intended to reduce repeat warranty issues and improve long-term project performance.
Help incorporate warranty findings into future project planning, quality expectations, trade partner accountability, and closeout practices.
Make recommendations to the Design Review Board based on warranty history to inform design standards in future projects.
Provide regular status updates on open warranty items, aging, recurring issues, responsible parties, and priority concerns to the Director of Quality and Safety.
Communicate promptly and professionally with owners, property teams, project teams, and trade partners regarding status, next steps, scheduling, and resolution.
Prepare summaries and reports that help Construction leadership understand warranty volume, response performance, trends, and opportunities for improvement.
Serve as a reliable resource for questions regarding project warranty responsibilities, processes, and status.
Strong knowledge of construction means and methods, building systems, project closeout, and common post-construction warranty issues.
Excellent communication and customer service skills, including the ability to manage difficult conversations and set clear expectations.
Ability to manage a high volume of requests and competing priorities across multiple completed projects.
Ability to read and interpret construction drawings, specifications, contracts, subcontracts, warranty documents, and project records.
Ability to identify patterns and translate warranty data into actionable quality and process improvements.
Proficiency with Microsoft Office Suite and construction management technology; Associates degree in Construction Management, Engineering, Architecture, Building Science, Business, or a related field preferred.

~5+ years of experience in commercial or multifamily construction, project management, field operations, quality, project closeout, warranty management, or a related construction role preferred. .
