Project Manager – Multifamily Construction
Position Overview
We are seeking an experienced Project Manager to oversee multifamily construction projects, including ground-up/new construction and/or renovation projects . The Project Manager will be responsible for managing projects from preconstruction through closeout, ensuring work is completed safely, on schedule, within budget, and to the required quality standards.
Candidates should have experience managing multifamily projects such as apartments, mixed-use residential developments, occupied renovations, unit renovations, repositioning projects, or large-scale capital improvements .
Key Responsibilities
- Manage multifamily construction projects from preconstruction through final completion and closeout
- Oversee ground-up construction, renovation, or occupied multifamily projects
- Develop and maintain project budgets, schedules, forecasts, and cost reports
- Manage subcontractor bidding, buyout, contracts, change orders, and procurement
- Coordinate with owners, architects, engineers, consultants, subcontractors, and field teams
- Review drawings, specifications, RFIs, submittals, and construction documents
- Work closely with Superintendents to maintain project schedules and resolve field issues
- Monitor project costs and identify potential budget or schedule risks
- Lead OAC meetings and provide regular project updates to ownership and senior management
- Manage change orders, pay applications, invoicing, and subcontractor payments
- Coordinate long-lead materials and equipment procurement
- Ensure projects meet applicable building codes, contract requirements, and quality standards
- Manage punch-list completion, inspections, turnover, and project closeout
- Maintain strong relationships with clients, subcontractors, vendors, and project stakeholders
Renovation Experience
For renovation-focused projects, responsibilities may also include:
- Managing occupied and unoccupied multifamily renovations
- Coordinating construction activities around existing residents and property operations
- Managing unit turns, interior renovations, common-area improvements, exterior upgrades, and amenity renovations
- Overseeing MEP upgrades, building-system replacements, structural repairs, and modernization projects
- Managing phased construction schedules to minimize disruption to residents
- Coordinating unforeseen conditions commonly encountered in existing buildings
New Construction Experience
For ground-up projects, responsibilities may also include:
- Managing projects from site development and foundations through vertical construction and turnover
- Coordinating structural, architectural, civil, and MEP scopes
- Managing subcontractor procurement and buyout
- Tracking construction schedules and critical-path activities
- Coordinating inspections, testing, commissioning, and certificates of occupancy
- Managing phased building/unit turnover and final completion
Qualifications
- 5+ years of construction project management experience
- Strong experience within multifamily construction
- Background in renovation, ground-up/new construction, or both
- Experience managing projects for a General Contractor, Owner/Builder, Developer, or Multifamily Renovation Contractor
- Strong understanding of construction drawings, specifications, contracts, budgets, and schedules
- Experience managing subcontractors and multiple trades
- Proficiency with construction management software such as Procore, Bluebeam, Microsoft Project, Primavera P6, or similar platforms
- Strong communication, organization, leadership, and problem-solving skills
