Stratum is working with a national General Contractor with a strong track record in data center construction.
This hire will sit in the MEP team and own the low-voltage package: fire alarm, telecom/structured cabling, and related systems. You'll work alongside the Superintendent to run your scope like a project in its own right, covering safety, budget, schedule, trade contractors and close out.
Responsibilities:
- Managing the low-voltage scope (fire alarm, telecom and associated systems) across one or more buildings
- Leading trade contractor buy-out: scope matrices, bid reviews, letters of intent and contract management
- Running submittals, shop drawings, RFIs, ASIs and change orders, and keeping project logs current
- Tracking procurement through approval, fabrication and delivery
- Building and updating the schedule with the Superintendent
- Owning cost codes, budgets, forecasts, cash flow, pay applications and lien waivers for your scope
- Running progress meetings with the owner, design team and trade partners, and producing the minutes
- Driving quality, commissioning readiness and close-out documentation (O&Ms, warranties), with a zero punch list mindset
- Reviewing drawings for constructability and cost, and supporting preconstruction and risk assessments
Requirements:
- 5+ years as a Project Manager in commercial, industrial or mission-critical construction
- Hands-on experience managing low-voltage scopes: fire alarm, telecom/structured cabling, security or similar
- GC or electrical/low-voltage contractor background
- Working knowledge of CMR and Design-Build delivery
- Comfortable with Procore, Bluebeam, P6/MS Project and cost control tools
- OSHA 30, or willing to obtain it
- Data center experience is a plus but not essential
- Comfortable with a rotational schedule, travel and working through a northern winter climate
Total Compensation: $250,000-280,000
