Division 8 Project Manager
Location: Chicago, IL (Remote, Hybrid, or Onsite)

Overview
We are seeking a Division 8 Project Manager (Doors, Frames & Hardware) to manage awarded commercial projects through execution and closeout. This role is focused strictly on project management, coordination, and delivery , working in partnership with an estimating team that handles preconstruction.
The ideal candidate is highly organized, system-driven, and experienced in managing submittals, procurement, schedules, and field coordination within a structured environment like Comsense .
Key Responsibilities
Project Execution & Coordination
- Take over projects post-award from estimating
- Manage project lifecycle from approved handoff through closeout
- Develop and maintain project schedules and milestones
- Coordinate internal teams, vendors, and field personnel
Submittals & Documentation
- Review and manage submittals, shop drawings, and hardware schedules
- Ensure compliance with plans, specs, and life‑safety requirements
- Generate and track RFIs, ASIs, and change orders
- Maintain accurate and organized project documentation
Procurement & Vendor Management
- Release materials based on approved submittals
- Coordinate with manufacturers and suppliers on lead times and deliveries
- Manage purchase orders and track material flow to job sites
Financial Oversight
- Track project budgets, cost exposure, and margins
- Manage billings, change orders, and job cost reportingWork with accounting to ensure accurate invoicing and collections
Field & Client Coordination
- Communicate with GCs, superintendents, and installers
- Support jobsite execution, scheduling, and issue resolution
- Attend project meetings as needed (virtual or onsite)
Software & Tools
- Comsense (required or strongly preferred)
- Microsoft Office Suite (Excel, Outlook, Word)
- Experience with Procore or similar platforms is a plus
Qualifications
- 3–8+ years of Division 8 project management experience
- Strong knowledge of doors, frames, hardware, and commercial construction workflows
- Experience managing multiple projects simultaneously (typically $2M–$5M+ total volume)
- Proven ability to handle submittals, procurement, and change orders
- Highly organized and detail-oriented
Preferred
- Experience working in a team structure with separate estimators
- DHI certification (AHC, CDC, etc.)
- Experience with healthcare, education, or large commercial projects
