Senior Project Manager – High Rise Residential Location: Greater Toronto Area

About the Role As Senior Project Manager, you will lead one or more high‑rise residential developments through the full project lifecycle, from pre‑construction planning and budgeting through procurement, permitting, construction, turnover, and project close‑out. Acting as the central point of coordination, you will oversee project schedules, budgets, consultants, contractors, and internal stakeholders to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.
Key Responsibilities
Project Leadership & Delivery
Manage high‑rise residential projects from planning through construction and close‑out
Define project scope, objectives, budgets, schedules, and deliverables
Lead multidisciplinary project teams and coordinate internal departments throughout the project lifecycle
Ensure projects meet quality, schedule, budget, and performance objectives
Planning, Scheduling & Risk Management
Develop and maintain project schedules, budgets, and communication plans
Monitor project risks and implement mitigation strategies
Forecast resource requirements and coordinate project execution plans
Conduct post‑project reviews and recommend process improvements
Construction & Consultant Coordination
Coordinate consultants, contractors, suppliers, and approval authorities
Review construction logistics, procurement strategies, major purchase orders, and change orders
Participate in contract negotiations and oversee contract administration
Monitor shop drawings, material procurement, manpower planning, and construction progress
Financial & Stakeholder Management
Oversee project financial performance, cost control, and reporting
Work closely with executive leadership and internal departments including estimating, procurement, finance, sales, planning, and construction
Maintain strong relationships with consultants, trades, suppliers, and regulatory agencies
Qualifications
Minimum
12+ years
of progressive project management experience in high‑rise residential construction
Proven experience managing projects through the
full development and construction lifecycle
Strong knowledge of construction management, scheduling, budgeting, procurement, contracts, and risk management
Experience leading multidisciplinary project teams and coordinating consultants and contractors
Proficiency with
Microsoft Office, MS Project, MS Teams , and project management software
Degree or diploma in Construction Management, Architecture, Engineering, or a related discipline
Project Management certification is considered an asset
Current
WHMIS
and
Working at Heights/Fall Protection
certifications preferred
Valid Ontario driver's licence and access to a personal vehicle
Compensation & Benefits
Competitive salary ranging from
$180,000 – $225,000 , based on experience
