Overview As Project Manager for super-prime residential schemes, you own programmes, budget, and quality from mobilisation to handover. You will coordinate bespoke trades and high-end finishes, guiding multidisciplinary teams to an exacting standard. You’ll liaise with UHNW clients, architects, and designers to ensure discretion and exceptional finish on prestigious London projects. This role sits at the heart of a specialist contractor delivering top-tier residential work, with scope to influence delivery standards and processes. You’ll work closely with cross-functional teams to drive quality, safety, and client satisfaction.

Responsibilities - Manage full project lifecycle from pre-construction to practical completion and defects/snagging
- Own the project programme, coordinating joinery, marble/stone, MEP, AV/smart home, and bespoke finishes
- Serve as primary contact for client, design team, and quantity surveyor
- Ensure exceptionally high finish with rigorous quality control and snagging
- Direct site teams, direct labour, and specialist subcontractors daily
- Coordinate with structural engineers and party wall surveyors on basement/extension works
- Maintain discretion around client privacy and security requirements
- Manage procurement and lead times for bespoke/long-lead items
- Oversee health & safety compliance, RAMS, inductions, and neighbour considerations
- Report programme, cost, and quality to senior management and clients
Key requirements - Proven PM experience in super-prime/high-end residential or luxury fit-out
- Exceptional attention to detail and commitment to craftsmanship
- Experience managing bespoke joinery, natural stone, and high-end MEP/AV
- Strong client-facing skills with UHNW clients, architects, and designers
- Discretion and professionalism in occupied or sensitive environments
- SMSTS and CSCS (black/gold card) required; First Aid desirable
- Degree/HNC in Construction Management or equivalent site experience
- Experience with basement/RC frame works and party wall processes advantageous
