Overview As a Construction Project Manager for a 50,000 sq ft super prime private residence, you will supervise on-site contractors while owning the full PM function. You’ll balance hands-on site leadership with strategic programme, budget, and stakeholder management, reporting to the Construction Director and Owner. You will navigate complex coordination between trades, architects, and designers to deliver exceptional quality on a high-end project. This role offers impact through shaping delivery standards and ensuring client satisfaction in a confidential, luxury setting.
Responsibilities - Manage and coordinate all site subcontractors to meet programme, budget, and specs
- Resolve on-site issues, conflicts, and delays in real time
- Oversee health & safety compliance across trades
- Monitor workmanship quality to super-prime standards
- Own master project programme and critical milestones
- Manage overall budget, cost tracking, variations, and forecasting
- Lead procurement including tendering and contract negotiation
- Coordinate with architects, interior designers, and consultants to realise design intent on site
- Handle change control and client-requested variations
- Produce progress reports on programme, cost, and risk for client and owner
- Identify and mitigate project risks proactively
- Act as Owner's representative and primary contact for all parties
- Report progress and decisions clearly to Construction Director and Owner
- Protect Owner's interests regarding cost, quality, and programme
- Liaise with authorities and external stakeholders as needed
- Ensure compliance with building regulations and quality standards
- Manage snagging, defects resolution, and handover documentation
Key requirements - Proven track record on super prime residential fit-outs or large private residential projects
- Experience managing multiple trades on live sites
- Strong combination of site management and formal project management
- Proficiency in programme and budget management with PM software/tools
- Excellent contractor and stakeholder management
- Eye for detail and high-quality delivery in luxury contexts
- Confident communication with site trades and client/design teams
- Strong problem-solving and decision-making under pressure
- Discretion and professionalism due to confidential nature of residence
- Relevant qualification in construction management, project management, quantity surveying, or related field (or equivalent experience)
