Overview In this role you will lead the close-out of a major mixed-use redevelopment, ensuring completion, handover, and commercial closure. You will work with the funder, investment manager, and operating company to drive risk management, stakeholder engagement, and operational readiness. You’ll chair close-out meetings, manage remaining works and Day 2/3 activities, and oversee documentation, warranties, and final accounts. This is a 5–6 month day-rate assignment starting in November, with a hands-on leadership focus to deliver a smooth transfer to operations.
Responsibilities - Lead close-out strategy and programme for remaining works
- Fulfil all contractual obligations and act as primary liaison with funder, investor, and operating company
- Chair close-out meetings with consultants, contractors, operators, and stakeholders
- Manage outstanding project risks through to resolution and engage with investors and asset managers
- Oversee practical completion and handover packs, testing, commissioning, and certification
- Coordinate phased handovers and liaise with M&E and other consultants
- Lead final accounts, variations, claims, and compensation events; monitor contingency spend
- Approve instructions under 300k and prepare recommendations for higher thresholds
- Maintain defects management with timely rectification and escalation of critical defects
- Ensure Health & Safety file, water management plans, and certification handovers are updated
- Support operational readiness by training FM teams and establishing procedures
- Secure complete project records and archive ahead of final closure
- Manage relationships across investors, funders, authorities, and internal teams
Key requirements - Senior construction/project management experience on complex schemes
- Proven track record through practical completion and close-out
- Strong commercial acumen and cost control capabilities
- Excellent stakeholder management and communication skills
- Ability to start in November and work on a 5–6 month engagement
- Experience with mixed-use, retail, or regeneration schemes (preferred)
