About the Role
Our client, a prominent real estate development company with a significant portfolio of commercial properties, is seeking a meticulous and experienced Project Manager to oversee capital investment projects. This role, based in **Southampton, Hampshire, UK**, will involve managing all aspects of development, refurbishment, and renovation projects from feasibility studies through to completion. You will be responsible for ensuring projects are delivered to a high standard, within budget, and on schedule, while managing multiple stakeholders including architects, contractors, and internal teams. The ideal candidate will possess a strong understanding of construction project management principles and a proven ability to deliver complex capital projects successfully.
Key Responsibilities
- Lead and manage capital investment projects, from inception to handover, ensuring strategic objectives are met.
- Develop detailed project plans, including scope definition, budgeting, scheduling, and resource allocation.
- Appoint and manage external consultants, contractors, and suppliers, ensuring adherence to contractual agreements and quality standards.
- Oversee site operations, ensuring compliance with health, safety, and environmental regulations.
- Manage project finances, including budget control, cost forecasting, and invoice approval.
- Regularly report on project progress, risks, and issues to senior management and key stakeholders.
- Conduct feasibility studies and due diligence for potential new investment opportunities.
- Ensure all projects are delivered in accordance with company standards and regulatory requirements.
Requirements
- Proven experience as a Project Manager in capital investment, construction, or property development.
- Strong understanding of project lifecycle management, from initiation to closure.
- Demonstrated ability to manage budgets, timelines, and resources effectively for complex projects.
- Excellent contract negotiation and stakeholder management skills.
- Proficiency in project management software and financial tools.
- A relevant degree in Construction Management, Engineering, Property Development, or a related discipline. Professional qualifications such as RICS or CIOB are advantageous.
- Experience working within the **Southampton, Hampshire, UK** area is preferred.
