About the Role
A prominent developer in the commercial real estate sector is seeking a proactive and experienced Project Manager to oversee significant development projects. This role is crucial for managing the entire lifecycle of commercial properties, from initial acquisition and planning through to construction, fit-out, and final handover. You will be responsible for ensuring projects are delivered on time, within budget, and to the highest standards of quality and safety. The ideal candidate will possess a strong background in construction project management, excellent negotiation skills, and a deep understanding of the real estate development process. Key Responsibilities
- Lead the planning and execution of commercial real estate development projects from inception to completion.
- Develop and manage detailed project plans, including scope, budgets, schedules, and resource allocation.
- Oversee construction activities, ensuring adherence to design specifications, quality standards, and safety regulations.
- Manage relationships with architects, engineers, contractors, and other third-party vendors.
- Conduct site inspections and regular progress meetings to monitor project status and address any issues.
- Manage the procurement process, including tender evaluations and contract negotiations.
- Ensure compliance with all relevant planning permissions, building regulations, and environmental legislation.
- Prepare and present regular project reports to senior management and stakeholders.
- Manage the financial aspects of projects, including cost control and cash flow forecasting.
- Oversee project close-out, including snagging, final inspections, and documentation.
Requirements
- Minimum of 6 years of experience in project management, specifically within commercial real estate development or construction.
- Proven track record of successfully managing large-scale development projects from start to finish.
- Strong understanding of construction methods, building codes, planning processes, and contract administration.
- Proficiency in project management software (e.g., MS Project, Procore) and financial modeling tools.
- Excellent negotiation, communication, and leadership skills.
- Ability to manage multiple projects concurrently and prioritize effectively.
- Bachelor's degree in Construction Management, Civil Engineering, Real Estate, or a related field.
- Professional qualifications such as RICS or CIOB are highly advantageous.
- Must be able to work full-time at our Plymouth office and travel to project sites as required.
